Traquair Mill House & Bothy is the most charming four-bedroom detached house set in the attractive and peaceful rural location of Traquair only two miles from the Borders town of Innerleithen.
Thought to date back to 1779, the ‘B’ Listed property is deceptively spacious, and with an attached Bothy, currently used as a state of the art recording studio, it is a property that offers the most lovely family home with potential annexed accommodation.
Extensively refurbished in recent years there is period detailing throughout, including original internal and external doors, sash and case windows, working shutters and cornicing.
Internally, the accommodation comprises four bedrooms, two bathrooms, a sitting room, a family room, a large dining kitchen with family area, a conservatory, a study, a garden porch and a utility room. There are also two attic rooms which provide excellent storage or hobby space. The Bothy, which is currently laid out as a recording studio is a particular feature, either in its current form, or with a little re-configuration it could provide excellent income as a self-catering unit.
Externally, there is extensive driveway parking to the front with feature drystone wall and most attractive and large garden to the side, with terraced area to the rear. The wonderful rural views on all sides over the rolling countryside are a particular feature.
Traquair Mill House & Bothy is conveniently located for commuting to Edinburgh and most Border towns, lying within a strong primary and secondary school catchment within the most picturesque Tweed Valley.
Edinburgh 30 miles. Innerleithen 2 miles. Peebles 7.5 miles. Galashiels 14 miles. Tweedbank 17 miles. (All distances are approximate)
