With period features and superb timber detailing throughout it would make an ideal primary or secondary home in a highly accessible area, with the A68 nearby, and the property only two and a half miles from the Borders Railway, which runs from Tweedbank to Edinburgh. Of particular note, is the location of the Borders General Hospital which lies on the outskirts of Melrose, as well as the strong primary and secondary school catchment.
Internally, this quaint and well-appointed cottage benefits from three bedrooms, an ensuite bathroom, a further bathroom, a sitting room, a large open plan sunken kitchen with dining area, a conservatory and a utility room. With gas fired central heating, the property is deceptively spacious and offers excellent flexible living.
Externally, the property benefits from an enclosed garden to the rear with patio accessed from the conservatory, that provides a lovely space for more informal entertaining. Terraced, with stone detailing, and with steps to a large raised paved area it offers plentiful space to sit out and enjoy the sunshine. There is on-street parking at the foot of Claymires Lane, a short walk from the property.
